Brad Sullivan and Jeff Dean personally monitor our offspring continually to identify our best genetic combinations, so we continue to carry forward their traits to produce genetically superior whitetails, fallow and red stag. We pride ourselves in animal husbandry as we are in our pens everyday checking water, feeding fresh treats, and checking for anything out of the ordinary with our deer. Many ranches use automatic watering systems, which work fine, but we choose to hand water our deer daily as this gives us time to examine our animals and check for anything that might be out of sync.
Facilities
Sullivan Whitetail Ranch is made up of 507 acres and is located in Sunset, Texas, just 60 miles northwest of the Dallas Fort Worth Metroplex and DFW International Airport. We currently have 41 pens and 6,000 square feet of air conditioned, state of the art facilities to easily work and handle our deer when needed. We maintain the best facilities to assist in our breeding program to reduce the overall stress of our whitetail deer. At Sullivan Whitetail Ranch we take great pride in all aspects of operations including our AI (artificial insemination) program, medicating/vaccinating our animals, and sorting forweaning and delivery. This approach guarantees a healthy whitetail that can maximize its full potential.
Sullivan Whitetail Ranch is a TC1 (Transfer Category 1) deer breeding operation with Texas Parks and Wildlife Department (TPWD) and we maintain a “Certified Herd” status with Texas Animal Health Commission (TAHC). This status is the highest rating for a Texas deer breeder, and it means that our animals can be moved anywhere in the state of Texas with the least restrictions. We provide all required testing at our facilities before deer are moved and we go to great lengths to make sure no detail is overlooked to care for our herd.
Who we are
Sullivan Whitetail Ranch is a family-owned deer breeding operation specializing in producing top producing whitetail, fallow, and red stag in Texas. Our deer breeding facilities are operated by wildlife enthusiasts Brad Sullivan and Jeff Dean.
Brad Sullivan and Jeff Dean grew up in the country as neighbors in Winnsboro, Louisiana, where they were always in the woods or playing sports. Brad and Jeff have always had a love for the outdoors andcontinue to be avid hunters and conservationists. They have enjoyed raising deer and helping others who wish to improve their deer herds through great genetics since 2003 and have expanded most recently to include fallow and red stag along with whitetail.
Brad Sullivan purchased 507 acres in 1999 so he could enjoy spending time with his family fishing, hunting, shooting, riding ATVs, and relaxing from his job in the mortgage banking industry. After visiting a whitetail deer breeding facility in Texas, Brad immediately knew he wanted to start Sullivan Whitetail Ranch and raise top of the line whitetail. In 2003 Brad began his operation with 4 pens and a small barn and has loved learning the industry and growing his operation. Today Brad spends as much time at Sullivan Whitetail Ranch as possible.
Jeff Dean changed careers and moved to the ranch in 2003 to begin the Sullivan Whitetail breeding operation. Jeff serves as ranch manager and leads our staff training them and overseeing all aspects of the breeding process. Jeff and his wife Holley Dean manage all aspects of Sullivan Whitetail Ranch and their children have been involved in the deer breeding operations their entire lives.
Chandler Dean grew up on Sullivan Whitetail Ranch and learned the whitetail deer breeding industry by watching and assisting his dad in all aspects of raising deer including the AI program. Chandler graduated from WTAMU with a degree in Animal Science, May of 2021 and moved back to the ranch to continue his passion in the deer industry. Although Chandler is involved in all aspects of the ranch, he is the head of our 5 Star Hunting operation. He travels the United States promoting www.BigTexasDeer.com .

At Sullivan Whitetail Ranch we take great pride in our high standards as deer breeders. We are active members of the Texas Deer Association (TDA), Deer Breeders Corporation (DBC), North American Deer Farmers Association (NADeFA) and Safari Club International (SCI) as well as the Dallas Safari Club (DSC). We attend trade shows throughout the United States to establish relationships with other wildlife enthusiasts and to exchange ideas and techniques on breeding and handling of all cervids.Relationships are key to our industry, and we would love for you to stop by and visit with us at an upcoming event or at the ranch.
